We think of what we do as a profession. Requirements to become a licensed appraiser have become more difficult than ever in the past. We have a great deal of obligations as appraisers, but our main duty is to our clients. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Thereon, appraisers have certain duties of confidentiality to their clients, plus many rules and regulations controlling with whom we share information. As a homeowner, if you want a copy of the appraisal document, you normally should obtain it through your lender instead of the appraiser.

We diligently follow these rules to the letter which means you can rest easy knowing we are working hard to provide an unbiased determination of the home or property value.
